How it works
A first visit, a plan, then regular visits
Visits are by appointment, usually at weekends for now. Early mornings in Alcobaça are also possible.

Diagnostic visit
Tell us the town and how often you are away. The first visit is paid. It is credited against your first month if you start a plan within 14 days.

Choose a plan
Basic is the core plan, with 2 visits a month. Weekly is about 4 visits a month. Premium keeps that rhythm and adds preparation the weekend before arrival, a post-departure check the weekend after, and help with mail and paperwork.

Scheduled visits
Each visit leaves dated photos and a short report by WhatsApp or email. The house is aired. Tradespeople come only with your written approval.
What a visit covers
A visual check, not a structural survey and not a guarantee that hidden defects will be found. A diagnostic visit runs about 45–75 minutes, with 8–15 photos.

- Prepare the house the weekend before arrival: open and air it, turn on the water, electricity and water heater or boiler, switch on heating or air conditioning the day before where possible, run the taps and flush the cisterns, and do a visual check with photos. Cleaning is not included; a partner bills it separately.
- Post-departure check the weekend after departure: confirm everything is switched off, windows and shutters are closed and the house is locked, with photos. You close the house yourself.
- Mail and paperwork: scan important letters at every visit. Dealing with EDP, the water company, the condomínio (owners’ association) and the câmara (town council) is included for up to 2 hours a month, then €35 an hour. We make calls, send emails and deliver papers. We do not represent you legally and we do not pay bills with our own money. Reports in English, Portuguese, French or Spanish.
- Start the car once a month if it stays in the garage
- Annual maintenance reminders: we remind you and book a partner for the boiler or water-heater service, chimney sweeping, the pool, termites and pests, and fire extinguishers. The partner invoices you directly.
- A monthly interior video, plus the photos
- Post-storm check included: the next morning if the house is in Alcobaça; within 48 hours maximum elsewhere
These are our launch prices. We confirm them with you before the first visit.
Seasonal plan
Only here in spring and summer? Pay only for the months you are away (minimum 6 months a year).
You name the months you are away, at least six a year, agreed at the start. You pay the price of the plan you chose, only for those months. Preparing the house the weekend before arrival, and the post-departure check the weekend after, are included in Premium. On Basic and Weekly they are an extra scheduled visit, for a client on an active plan.

Accompaniment of tradespeople and works
€50 per call-out, with the first hour included. Each further hour: €35. By appointment, and not included in the plans. The repair is quoted separately by the tradesperson and only goes ahead with your written approval.

What the plans do not do
- No 24/7 on-call service and no security patrol
- Accompaniment of tradespeople and works is not included in the plans (available as an add-on, by appointment, if we have a free slot)
- No deep cleaning, garden, pool or repairs — partners price those separately
- No works without your written approval. The tradesperson quotes the repair separately
- No structural survey and no guarantee against hidden defects

A house that stays shut for weeks, especially near the Atlantic, holds moisture and hides small leaks. This page says what that looks like and what a scheduled visit can actually see. It is not a survey, and it is not a promise that nothing will be missed.

Later we will help French-speaking, Spanish-speaking and Brazilian buyers: a preliminary conversation, and introductions to lawyers, solicitadores (Portuguese legal agents), banks, credit intermediaries, private schools and builders. No prices and no date yet. The work we are taking on now is Home Care only.
