We look after your home while you're away

Areas

Home watch for a closed house in Nazaré, between salt air and winter storms.

A house in Nazaré can sit for months with the shutters drawn while the owner is away. Sea air still gets in: salt on metal, damp in rooms that stay shut, and in winter the rain and wind looking for a window that no longer seals.

Visits are by appointment, usually at weekends for now. Each one airs the house, leaves dated photos and a short report by WhatsApp or email. People sometimes search for property management in Nazaré. This is home watch and holiday home checks, not holiday-let or rental management.

The Sítio, the beach and Famalicão do not age the same way

On the Sítio a house takes the wind above the cliff. Near the beach, salt and sand reach shutters, locks and seaward windows sooner. In Famalicão da Nazaré the house sits a little further back, but a room left shut for weeks still holds damp.

After a storm, a stain on the ceiling often shows inside, later. From the ground or a terrace we can see the edge of the roof, the windows and the shutters. We do not walk on the roof, and this is not a roof survey.

Shutters, salt and what goes in the report

In Nazaré the first look is at shutters, locks and what the salt has left on metal and frames. Then the closed-up smell, a new stain, and water under the sink. Mail is photographed unopened unless you say otherwise.

What a visit covers

A visual check, not a structural survey and not a guarantee that hidden defects will be found. A diagnostic visit runs about 45–75 minutes, with 8–15 photos.

  • Doors, locks, windows and shutters
  • Signs of forced entry
  • Visible leaks, damp, mould and pests
  • Taps, cisterns and a visual check of the water heater
  • Airing, and mail photographed unopened unless you say otherwise
  • Terrace, gate and, when you ask on Weekly or Premium, the meters

What pace makes sense on the open coast

Essential is two visits a month: air the house and see whether anything changed. Weekly is about four, with scheduling priority. Premium keeps that pace and includes the check after a storm. On the other plans that check is an extra. Preparing the house the weekend before arrival is in Premium too; on Essential and Weekly it is an extra scheduled visit. Cleaning is not included.

  • Diagnostic€65 · one visit
  • Essential€125 · 2 visits a month · per month
  • Weekly€235 · About 4 visits a month · per month
  • Premium€365 · About 4 visits a month, with priority · per month

The diagnostic visit (€65) is credited on the first month if a plan starts within 14 days.

Outside Alcobaça, the check after a storm is within 48 hours at most. Included · Weekly €30 · Essential €55. It is not a 24-hour emergency service.

Questions from someone with a house in Nazaré

Do you visit the Sítio, the beach and Famalicão da Nazaré?

Nazaré is one of the places we schedule on a regular basis. The exact address is agreed at the diagnostic visit.

Do you treat the salt, or only record it?

The visit records what is visible and airs the house. A repair is quoted separately by a tradesperson and only goes ahead with your written approval.

Is this rental management?

No. There is no holiday-let management and no rental management. These are checks on the house of someone who is away.
